Most laminate call-backs aren't a bad board — they're a slab that was never tested for moisture, an expansion gap that got skipped, or an AC rating chosen off a showroom feel instead of the room's traffic. We spec, prep, and install laminate flooring against those failure points directly, from Chula Vista slab tract homes to raised-foundation houses in North Park.
THE MATERIAL
Laminate is a four-layer, fused construction — not a coating on wood, and not the same material as luxury vinyl plank, even though both are sold as "waterproof" in the same aisle.
Every laminate board is built from the bottom up: a backing layer that balances moisture pull from the subfloor and keeps the board flat, a core layer of high-density fiberboard (HDF) — occasionally medium-density fiberboard, which we don't install residentially because it compresses under point loads — a decor layer, which is a high-resolution photograph of wood or stone laminated under heat and pressure, and a wear layer of melamine resin or aluminum oxide that determines how much foot traffic the board survives before the pattern shows through. That wear layer, not the color or the plank width, is what the AC rating actually measures.
This construction is why laminate installs as a floating floor in most rooms: the boards click together at the tongue-and-groove edge and the whole field expands and contracts as one unit, which is also why a 3/8"–1/2" expansion gap at every wall isn't optional trim advice — it's the difference between a floor that handles a San Diego summer and one that buckles in July.

THE INSTALL SEQUENCE
Six steps, run in this order on every job. Skipping step one or three is where most laminate failures start.
We check flatness against a 3/16" per 10 ft tolerance and take a moisture-meter reading on slab or wood subfloor before anything else is scheduled.
Boxes sit flat, unopened, in the install room for a minimum of 48 hours at normal living temperature and humidity.
Poly vapor barrier over slab, foam underlayment over wood or existing sheet vinyl — matched to what's actually under the boards.
Boards run perpendicular to the main light source by default, staggered joints, expansion gap held at every wall and fixed object.
T-molding, reducers, and quarter round set at doorways and material changes so the floating field isn't pinned down anywhere.
Seam check, gap check at every wall, and a care sheet specific to the wear layer you bought.
SPEC SHEET
The AC rating is a EN 13329 abrasion-and-impact test result, not a marketing tier. We use it to match the board to what the room does, not to upsell the highest number available.

Standard laminate is water-resistant, not waterproof — its HDF core will swell if water sits in a seam for hours. Waterproof laminate exists (wax-impregnated core or rigid-core hybrid construction) and we install it in kitchens, entries, and bathrooms. A moisture barrier underneath is still required regardless of the wear layer's water rating.
AC3 is the baseline we install in bedrooms and living rooms. AC4 is standard for kitchens, entries, and homes with large dogs. AC5 is reserved for rental turnovers and light-commercial spaces where floors see daily heavy traffic.
Yes, on both, provided the surface is flat within 3/16 inch over a 10-foot span. Concrete slabs — the majority of San Diego tract homes built after 1960 — require a poly moisture barrier rated at least 6 mil before underlayment goes down. Existing tile needs grout lines floated level first.
A single room (200–400 sq ft) with a flat subfloor typically installs in one day. Whole-home jobs with slab moisture testing, floor leveling, or stairs run two to four days. Acclimation adds 48 hours before crews start cutting.
Floating, click-lock installation is our default for standard rooms — it's faster, allows the floor to expand and contract with San Diego's temperature swings, and is fully replaceable board by board. We glue down only where a floor needs added rigidity, such as over an uneven wood subfloor being bridged, or per a manufacturer's warranty requirement.
15 to 25 years for AC3 in normal residential use, 25 to 30+ for AC4/AC5, assuming the moisture barrier was installed correctly and spills are wiped promptly. The wear layer, not the core, is usually what fails first — once it's worn through, refinishing isn't possible and the board has to be replaced.
Underlayment and a moisture barrier appropriate to your subfloor — vapor barrier film on slab, foam underlayment on wood or existing sheet vinyl — is included in every installed-price quote we give. We don't quote material-only pricing without it; skipping it is the single most common cause of the laminate failures we get called to repair.
